Town considers zoning amendment for subdivision

Town council will be reviewing a zoning amendment tonight that will look at facilitating a three-lot subdivision at 312 Chardonnay Avenue.

Director of Development Services Randy Houle has recommended the rezoning proceed to public hearing on Nov. 12.

Houle said the applicant wants to amend the zoning from Residential High Density One to Residential Low Density Four to accommodate the subdivision in which a single-family dwelling will be constructed on each lot.

Houle reported the lot was created in 2005 as part of a larger subdivision in the Tucelnuit area. He noted the surrounding area is comprised of low-density residential development.

According to Houle, the Official Community Plan designation for this site supports the proposed rezoning.

“The current proposal will convert an underutilized lot into three new single-family homes in a desirable area,” he said.

Houle said in order to provide adequate driveway access to the new homes, two boulevard trees will have to be relocated.

Council is expected to give first and second reading to the bylaw and organize a public hearing to get feedback from local residents.
